It takes enough students and parents that will agree to put up money for the deposit (one month’s rent), execute the lease and accept the financial responsibility for the entire lease term. The deposit, and enough parents that will agree to take on the financial responsibility of the entire lease, via an executed lease, are what’s required.
Example: Four students know they want to live together but don’t have the other 3 students identified yet. They don't want to lose the house. Their parents are willing to pay the deposit for 7 residents and then execute the 12-month lease believing that additional students will come forward to take on the additional spots. However, they understand that they are financially liable, whether or not additional tenants are added to the lease. The lease will be modified once the additional students are identified.
